I lived in Gelmarc Towers for three years and would highly recommend it to people looking for a (relatively) inexpensive place to live in a great location. The building itself is pretty no-frills: I lived in a non-renovated apartment (my understanding is that some of the more recently renovated units are very nice), and would occasionally have the maintenance issues that come with an older building. However, the leasing office manager (John) and the maintenance team are both extremely... responsive and helpful - I never had to wait very long for someone to come and take care of any issues. I would occasionally hear noise from my neighbors, but overall found living on the back side of the building to be pretty quiet. My studio was very large (had room for a full couch, armchair, bed), the closet was HUGE, and the kitchen worked well for my needs. And one of the biggest perks of living at Gelmarc was the location - I could walk to a lot of different neighborhoods, restaurants, bars, coffeeshops, etc. Overall would definitely recommend!

The building has been under renovation since the day I moved in. My apartment is constantly filled with the smell of paint fumes (the walls are so thing I can hear every move my neighbor makes) and construction workers loudly run down the halls at 7AM blasting music with no regard for the residents. Not to mention, a notice was passed around the the building has asbestos and they have me riding in the elevator with the workers in full masks. The front desk is never manned and it is nearly... impossible to pick up your packages. Would not recommend here and would look to find a nicer place at this price point - also very far from the metro/amenities/grocery stores.

The whole building has been under renovation since the day I moved in - meaning loud construction every hour of the day (starting at 7AM, even on the weekends) so loud that it shakes my apartment and I can’t hear my own TV. The careless construction also causes the heat and water to break at least once a week. The water gets shut off every other week for the entire day - and the heat in my apartment has broken three times this winter, causing my apartment to be ice cold and it takes forever to... get fixed. It’s near impossible to get ahold of a management for anything - I couldn’t even find the guy when I arrived for my appointment to tour for the first time. I have also lost multiple packages upon arrive that the disorganized management claims never arrived.

I lived at Gelmarc for about two years. When I first signed the least, I was excited to be living in a great area for my first apartment in DC. Affordable pricing you couldn't beat. However, the unit went all down hill from there. Started to experience MAJOR maintenance issues including mold in my apartment. Took countless pictures of the issue and Gelman Management refused to do anything about it. I notified the property manager and was told it was scuff marks. Luckily, I was able to move out... and find an amazing apartment. The maintenance and upkeep of the building was just poorly managed. Just beware before you decided to move into this building. Never looking back again.

I enjoyed this apartment very much. The location is amazing, and my studio apartment had all the essentials and plenty of storage space. It does not have a lot of bells and whistles and amenities, but personally I would choose to skip this stuff and pay less to live in an amazing area.
The leasing office manager (Hillary) is super nice, helpful, and accommodating - I cannot commend her enough. She also did a great job of communicating about the activity and maintenance being done in the... complex. The maintenance staff are highly responsive and get the job done right the first time. The apartments and common areas are being upgraded, so occasionally there were parts of the building that were under construction - not a big deal at all. It is an older building and very infrequently there would be issues with the hot water and temperature control, for which Hillary would give us plenty of notice ahead of time. Overall, I would happily live here again and highly recommend this place to others.
