STAY AWAY!! HORRIBLE LIVING CONDITIONS AND CONSTANT HOT WATER/PRESSURE PROBLEMS!!! I regret to say that my experience at 7th Flats Apartments has been extremely disappointing. The building has been plagued with constant issues that have significantly impacted the quality of life for everyone in the building.
The constant frustrating problems are related to the water supply and basic upkeep with the building. It's been a consistent NIGHTMARE dealing with maintenance orders never being completed,... no water, broken elevators, poor water pressure, and DAYS without hot or any water. These issues are not isolated incidents but rather daily and weekly occurrences left with no solution. The management’s solution to these problems usually involves "emergency" shut-offs that happen daily/weekly. These shut-offs are late, poorly communicated and rarely resolved in a timely manner.
The root of these issues appears to be poor upkeep and a lack of proper maintenance on the building. It feels like upper management are allowing the building to fall apart, and management is either incapable or unwilling to address the fundamental problems. When any tenant tries to reach out for updates, any concession for the astronomical water bills or any solutions, the concerns are met by management with excuses and delays rather than real fixes.
If you are even considering 7th Flats Apartments, I strongly urge you to look elsewhere. The stress, anxiety, and inconvenience of these ongoing issues are simply not worth it. Ignore the fake 5 star reviews, do your research, and please save yourself the frustration and find a place where the management and owners cares about its tenants and maintaining a livable environment.

Let me preface this by saying that I have never given an apartment review before. If I could give this 0 stars, I would.
This has been the worst apartment building I have lived in. All the negative reviews are well-deserved, and you should not consider applying to live here. Save yourself the headaches.
The heat has not been working properly in my unit since I moved in - July 2023. The dishwasher has been broken since November. There have been roaches since around October. Management has been... beyond negligent with everything mentioned above. It has gotten to the point that I cannot even get a response from them.
The signs were there from the beginning. The first bad experience came with my application process. It wasn't clear whether I was approved or not until I reached out. I started communicating with someone via email but they suddenly stopped replying even though my move-in date was approaching and some details had not been finalized. I decided to still drive 3 hours on my move-in date only to be told that the cashier's check with deposit and 1st month's rent needed to be for a different amount than what I was originally told.
The apartment was not ready and there were several issues. The washer and dryer were both disassembled, the door handle was loose and almost falling off, some lights were not working, and my mailbox key was not working. Most of these issues took SEVERAL WEEKS to address.
I was told that my mailbox was broken and that they needed to order a new one. I had to call, email, and go in person AT LEAST ONCE A WEEK FOR 3 MONTHS until it was finally fixed at the end of October.
There was a 1.5 months free rent offer when I applied. I was told that the appropriate credit would be applied on the first day of the second and third months of the lease. That did not happen. I complained about this several times and my balance was always wrong. It was only fixed when I stayed in the office and watched them fix the ledger. A complete mess.
I thought things would change once the building was sold to Gates Hudson in November 2023, but the issues have only gotten worse. I have had major issues unresolved to this day WITH NO COMMUNICATION FROM MANAGEMENT.
At this point, I have no option but to get my lawyer involved and begin looking at ways to move out.

Moving to 7th Flats is possibly one of the worst housing decisions you can make. The apartments are in varying degrees of disrepair. The leasing team is unresponsive, does not plan their work and seems to work when they want, not when they have work that needs to be done. I haven’t had a working dishwasher for the three months I’ve been leasing here. There are no plans or indications to tell me when I will have a dishwasher that works. My HVAC unit is so dirty I need to use my asthma inhaler... everyday. The carpets were ripped up after my upstairs neighbor flooded my bedroom and den. I still have no notice to tell me when they’re going to come to do the work. I’ve had to go as far as reporting them to the Department of Buildings. They move so slowly it’s almost guaranteed they’ll interrupt my work calls to come in and do repairs because they don’t respond to requests to schedule in advance. If you refuse them, good luck getting them to come back anytime soon. I’m moving out of this building as soon as I save up enough money to leave. I do not recommend this place to my worst enemy.

So far I have had a relatively good experience at 7th Flats. My apartment was clean when I was given the keys, move-in went smoothly, and the staff is nice. It does take some effort and several tries to reach leasing or management about any concerns, however, which is a drawback.
Overall satisfaction level is positive.

The leasing office staff are extremely kind and accommodating in answering questions and addressing procedures and issues around moving in. Desk staff and cleaning staff are equally friendly and helpful. Maintenance has been an issue in that maintenance reports sent both online and verbally in person have not been addressed for months.
