I lived at campus gardens for 2 years in a one bed/one bath unit. While I was grateful that I found a place during the pandemic; I was not expecting the level of incompetence that I experienced at CG.
The place is filled with roaches. I am very clean person in general but the fact that I would have to get my place sprayed every other week for months is really off putting. If you do get your place sprayed; you would have to take everything out the kitchen cabinets and drawers each time.... Imagine living there for an extended period of time and having to remove everything out / putting them back all the time. Such an inconvenience. My neighbors and their kids were extremely loud. They played loud music at the most inconvenient times and I am not talking about no simple bluetooth beats pill speaker. I'm talking about large club speakers with bass and subwoofers. I work from home and at night, so I sleep during the day and they would always wake me at 8am with loud music. My neighbors kids would always chill outside my door inside the stairwell, running up and down making constant noise; leaving candy wrappers, toys and water bottles out all the time. It was such a hassle coming in and out of my unit because It would always be someone's child playing in the stairwell.
The downstairs resident who lived below me always fed the cats. It got to the point that each day I walked to and from my unit, it would be atleast 15+ cats outside chilling in the door way. Disgusting. I'm allergic to cats and whenever I would complain to the resident staff; they would never do anything about. The cat lady would deliberately put cat food underneath people's cars for the cats to eat as well every night. The kitchen is extremely small and narrow which makes its challenging to clean. It's supposed to be a gated Community but anyone and everyone can get in which defeats the purpose. Dog walkers do not pick up their pets poop. People throw old food out in the common grass areas for the feral cat community to eat. This place is not for single households. The only plus side to this apartment community is the maintenance staff. Super professional/ efficient and friendly. Whenever something needed fixed, the problem would be resolved in under 48 hours for me. If you can wait and see other options for places to live I would recommend it. I do not recommend this place to ANYONE.

- Apartments, laundry rooms, neighborhood area... Everything is just filthy and filthy.
- The wall is thin like a paper. You can hear literally EVERYTHING from the next unit, including snore.
- Whole bunch of bugs. They do spray your apartment yearly to kill them, but I saw one three days after that. The buildings are fundamentally old, filthy and filled with roaches.
- Noisy environment. Kids and adults are shouting around and annoy you.
- Unsafe neighborhood. There is a guard at night, but... they won't stop anyone entering the community.
- Management staff enters your home without your permission, and sometimes leaves without locking the door.
- Puddles are everywhere. You can't leave the community without getting your sox wet when it's raining.
- Good access to bad stores. Bad access to good stores.
- Relatively low rent, but doesn't worth it given the quality.
If you want a quiet, clean and safe environment, just find another place to live. If you don't care about these things, it is for you.

I've lived at Campus Gardens for ten years. I've looked around at some other complexes in the area, but none come close to the quality of the renovated apartments, grounds, maintenance and management I've experienced here. There is a security guard at the one entrance to Campus Gardens from dusk to dawn. There is beautiful lawn between the buildings, fantastic 50-60 year old shade trees everywhere on the property. They routinely spray to deter bugs. There is on-site maintenance and they come... quickly to fix any problem. In short, they really take care of this place, inside and out.

The place is marketed well, but once you move in, you will hate it.
There is barely any available parking. So unless you work a regular shift, or don't go out in the evening, don't expect to be able to park anywhere near. Really fun when it's freezing rain out and the maintenance keeps the sidewalks extra slick for your falling pleasure. They are supposed to tow cars but they don't. So enjoy coming home from work late and have to circle around to wait for someone to leave to get into your own... apartment. Lovely huh?
There is a gate. Sort of like a prison fence around the entire complex. The only exit is a heavily polluted busy road, so enjoy your walks or runs. They are supposed to keep a side door open, which they do, only on weekdays and only in the mornings. Enjoy living in an overpriced prison yard.
And then there are the walls. Paper thin. So I hope you enjoy being a busybody. You will soon know every detail of your neighbors' lives. Sleep? Who needs sleep! It is very loud with many constantly barking dogs and drunk people, but that just adds to the "charm"
Frequently, there is no hot water so you will have the pleasure of cold showers. But those are healthy so enjoy.
They are supposed to have washers and driers but they are constantly broken and you get fined for drying your laundry naturally.
Overall, I hate it and I cannot wait for my lease to run out.

I currently moved here in Campis gardens and admittely feel in love .Great office staff, maintenance workers , and security guards. Did I tell I tell you there pet friendly. Oh and the pool is awesome for those summer hot days . If you live in the DMV area make sure to check out Campus Gardens I'm sure you will love it and be glad to call it HOME!
